Historically Location, Location, Location has been the key to selling real estate. A good location in a high traffic area insured a property would be exposed to a higher number of potential buyers. Today the key phrase should be Exposure, Exposure, Exposure as the Internet has become the key to selling real estate. Studies over the past five years have shown that 70% to 85% of all buyers look for houses on the Internet. A recent study put the number of potential buyers using the Internet at 93%. ABC News reports that 1 in 3 homes are sold over the Internet.

With Bing, Google, MSN, Yahoo and the other search engines listing 5,000,000,000 websites, being on the Internet is not enough. Your home needs to be on websites that the public will choose to utilize. The keys to a good website are:

  1. A website must be search engine friendly. After all if a site does not rank well it will not be found.
  2. The site must allow potential buyers to search the local MLS as this is the primary reason buyers use the Internet.
  3. Studies show that buyer’s return to websites that provide access to the local information they seek.

I own six websites that market Realtors all over the United States. Each of these sites contain 65,000 web pages designed around the keywords used in 83% of all real estate related searches. In addition to these 390,000 pages I own several local sites designed to insure my listings enjoy maximum exposure. At Cliff Roe Realty the objective is to sell your home in the least amount of time, for the maximum possible price in order to insure a pleasant experience for our clients.  My hope is to have the opportunity to present my marketing plan. My marketing plan and my advertising schedule are part of my listing agreement which states that I will let you out of your contract if I fail to advertise and market your home as presented.
